- Rates
Rates are subject to 6.5% Florida Sales Tax plus 5% Manatee
County Resort Tax.
Rates are based upon 2-person occupancy for one bedroom
villas and on 4-person occupancy for two-bedroom villas.
Additional person $10 per day or $50 per week (no extra
charge for children 2 & under).
- Reservations and Deposit
Reservations are confirmed with a 40% deposit by credit
card or check. If confirming by check, the check must
be received within 7 days or the reservation will be cancelled.
Balance is due at check-in.
Balance due payments may be made by Visa or MasterCard,
travelers check, or cash. Rates and Policies are subject
to change without notice.
- Smoke-Free Villas
All of our villas are NON-SMOKING. Smoking is permitted
outdoors, but we ask that you do not smoke near open doors
or windows. We reserve the right to charge up to $100
for the removal of smoke odors from a
villa.

- Cancellations
We will refund your deposit, minus a $50 administrative
fee, if we receive written notice at least 30 days prior
to arrival for rentals of less than one month, and 60
days prior to arrival for stays of one month or longer.
If cancellation is less than the required notice a refund,
minus a $50 administrative fee, will be made if the villa
is re-booked for the same time. We strongly recommend
that you consider obtaining travel insurance.
- Pet Policy
Pets weighing 20lbs/9kg or less are welcome. We require
a $50 non-refundable deposit for your pet's stay. Only
one pet is allowed in a villa. We ask that you please
not leave your pet unattended in the villa for extended
lengths of time. Any damages will be fully charged to
the pet owner. Please Note: By city regulations, dogs
are not allowed on the beach. Also, pet owners are required
to pick-up after their pet.
